Essential Fall & Winter Garage Door Maintenance Checklist

Cold weather is hard on springs, seals, and lubricant. Run this checklist before the first freeze.
Inspect and replace weatherstripping
Brittle bottom seal is the number one cause of a door frozen to the slab. Replace it while the rubber is still workable.
Lubricate for cold
Use a silicone or lithium spray on rollers, hinges, bearings, and springs. Grease-based products thicken and drag in freezing weather.
Test the balance and reverse
Disconnect the opener, lift halfway, confirm the door holds. Reconnect and test auto-reverse with a 2x4 laid flat under the door.
Tighten and clear
Snug all track bolts and hinge fasteners, and clear leaves and debris from the threshold so the seal can sit flat.
